A detailed report is provided with photos and explanations for every inspection outlining current conditions, safety concerns, and recommended repairs or maintenance.

Comprehensive Inspection

$300+

Detailed, visual evaluation of a home’s major systems and components to identify existing issues, safety concerns, and potential future problems before they become costly surprises.


During the inspection, we examine the home from the roof down to the foundation, including:

Roof & Attic

Exterior

Foundation & Structure

Electrical System

Plumbing System

HVAC

Interior

Insulation & Ventilation

Fireplace (if present)


Pricing begins at $300 for up to 1,200 sq. ft, plus $50 for each additional 400 sq ft.

Pre-Drywall Inspection

$300+

Performed after the home’s framing, plumbing, electrical, HVAC, and structural components are installed- but before drywall goes up.


This inspection allows critical systems to be fully visible so potential issues can be identified and corrected early.


The inspector reviews framing quality, load-bearing components, roof and wall structures, fire blocking, and moisture protection. Plumbing, electrical, and HVAC systems are checked for proper installation, routing, support, and general workmanship.

Pre-List Inspection

$300

Helps sellers get ahead of potential issues before their home hits the market. We identify concerns early, giving you the opportunity to make repairs, price accurately, and avoid last-minute surprises during the buyer’s inspection- helping your home sell faster and with more confidence.


A pre-list home inspection covers the same major systems as a standard buyer’s inspection.

Energy Audit

$200

Detailed evaluation of how a home uses energy and where it may be wasting it. The goal is to identify ways to improve efficiency, lower utility bills, and increase comfort.


During an energy audit key areas of the home are examined, including insulation levels, air leaks, windows and doors, heating and cooling systems, ductwork, lighting, and major appliances.

Re-Inspection

$200

Follow-up inspection performed after repairs or corrections have been made to previously identified issues. Its purpose is to verify that the agreed-upon items were addressed and that the work was completed in a satisfactory manner.


During a re-inspection, the inspector revisits only the specific components or defects noted in the original inspection report. The inspector confirms whether repairs were completed, observes the visible condition of the work, and documents the results.  


Additional Add-on Fees for Inspection

If your home has a crawl space or basement there is an additional fee.

Crawl Space

$30

The inspector examines foundation walls, support piers, beams, joists, & subflooring for signs of damage, movement, or deterioration. Moisture levels, drainage conditions, & ventilation are evaluated, along with the presence & condition of vapor barriers & insulation. The inspector also looks for signs of mold-like growth, wood-destroying organisms, pest activity, plumbing leaks, & HVAC or ductwork concerns located in the crawl space.

Basement

$50

Evaluation of the lowest level of a home.


The inspector examines foundation walls, floors, support columns, beams, & framing for cracks, movement, or signs of structural distress. The area is checked for moisture intrusion, water staining, dampness, mold-like growth, & proper drainage or sump pump operation when present. Visible plumbing, electrical, & HVAC components located in the basement are also evaluated for leaks, damage, or safety concerns.


Stand Alone Inspections

Focuses on a specific component of a property rather than the entire home. Roof, deck, and shed inspections can be performed individually or together, depending on the client’s needs.

Roof Inspection

$150

Evaluates the condition of roofing materials, flashing, penetrations, and drainage systems. 


The inspector checks for signs of wear, leaks, improper installation, storm damage, and areas that may be nearing the end of their service life. Attic or interior areas may also be reviewed for moisture intrusion or ventilation concerns related to the roof system.

Crawl Space (Not in addition to Inspection)

$150

The inspector examines foundation walls, support piers, beams, joists, & subflooring for signs of damage, movement, or deterioration. Moisture levels, drainage conditions, & ventilation are evaluated, along with the presence & condition of vapor barriers & insulation. The inspector also looks for signs of mold-like growth, wood-destroying organisms, pest activity, plumbing leaks, & HVAC or ductwork concerns located in the crawl space.

Deck Inspection

$150

Assesses structural integrity and safety. This includes evaluating ledger board attachment, support posts, beams, joists, fasteners, railings, stairs, and guard spacing.


The inspector looks for rot, corrosion, improper connections, and safety concerns that could pose a risk to occupants. activity, and improper construction that could affect durability or safety.

Detached Garages/Sheds

$50

Reviews the structure’s foundation or base, framing, roofing, siding, doors, and overall stability.


The inspector checks for signs of moisture damage, deterioration, pest activity, and improper construction that could affect durability or safety.

Sewer Scope

$125

A specialized service in which a home inspector uses a high-resolution camera to evaluate the condition of a home’s main sewer line from the house to the point of connection with the municipal sewer or septic system.


The inspector looks for common issues such as blockages, tree root intrusion, cracked or collapsed pipes, bellies (low spots that hold water), corrosion, misaligned joints, and improper materials.
